18-22 West 18th Street / West 17th Street) is an 11-story Beaux Arts style store and loft building located in the Ladies’ Mile Historic District designated by the NYC Landmarks Preservation Commission.
Designed by Buchman & Fox Architects and constructed between 1902-04, the building is seventy-five feet wide and extends through the block. The nearly identical facades are comprised of a two-story limestone base with rusticated piers and dentilled cornice, off-white brick with an arcaded mid-section, a terra cotta ninth story, copper cornice, and a mansard roof with dormers.
Li/Saltzman Architects served as the Preservation Architect for the phased exterior restoration, commencing on 18th Street and continuing on 17th Street. The scope of work included fabricating new sheetmetal mansard roof and dormers to match the original; restoring a copper cornice; cleaning, selectively repairing and repointing limestone and brick masonry; restoring wood and glass entrance doors and transoms; replacing windows; restoring cast-iron elements; and restoring the 18th Street storefront. In addition, LSA developed construction documents to replicate the missing storefront on the 17th Street facade, featuring wood colonettes, display windows with leaded-glass transoms, and wrought iron grilles. LSA was responsible for obtaining approval from the Landmarks Preservation Commission and the Department of Buildings for the phased scopes of work.
